Seller's Interview

When I was growing up, my father would always say to me, “You can’t dispute results - just show me the facts.”

The following list of questions and answers are what I believe are the facts. Most agents are not comfortable showing you their track records, or may not even know for themselves what they are.

In my opinion, a successful track record should be one of the single most important factors in your hiring decision. I believe before hiring your agent, you should know all the answers to the following questions.

Q:
Why would I / we hire you?
A:
Because of my proven track record of selling homes for higher prices and in less time than the average agents. I am able to offer you extensive negotiation and contract experience from 16 years of representing more than 400 families with their moves. Additionally, as a former Office Manager, I gained insight to other forms of negotiations and contract monitoring.
I offer you a team advantage to give you better services.

 Q:
What percentage is the listing price vs. the selling price of your listings?
A:
1996 = 97.5%,

2001 = 97%,
2002 = 98.7%,

*Robert's average list price vs. sell price from 1996 - 2006 = 99%.
Average agents sales price vs. list price for 2006 = 96.35%.

Q:
What percentages of your listings sell?
A:
1996 through 2006 = 97%.

Q:
How many homes do you sell on an average per year?
A:
20. The average agent sells 4. Better sales people sell more homes; it is as simple as that!

Q:
What is the average list price of your listings?
A:

$2,057,875 in 2004.

Q:
In what area(s) do you work, or do you work wherever you can?
A:
Brentwood, Pacific Palisades, Santa Monica and Malibu. My team covers all other areas of LA.

Q:
In these neighborhoods, have you previewed all the homes that are currently listed for sale and the homes that have recently sold?
A:
99% of them. In order to be effective at negotiating and pricing, it is critical to know the competition and recent sale prices.

Q:
Do you have a full time assistant? What is his or her job description?
A:
I have two full-time assistants working with me. An agent without an assistant or a team cannot give his clients the service they deserve.

Q:
How many listings do you have?
A:
Check with me for my current number of listings. My average is eight.

Q:
How will you communicate and update me on the progress?
A:
Progress reports are sent out every 7-10 days with a detailed list of all the activities completed during the Listing. Additionally, a website is created for each listing, allowing our clients to monitor activities 24 hours a day.

Q:
How long have you been selling homes in this area?
A:
16 years.
